Getting repairs done in Western Australia: renters' rights
Tell your landlord in writing. They must fix it within a reasonable time.
Your rights in plain English
- If nothing happens, serve a Notice to lessor of breach of agreement (Form 23) and contact Consumer Protection.
- You can then apply to the Magistrates Court for a repair order or a rent reduction.
- Keep paying your rent while you wait.
Put it in writing, with your rights spelled out
Our free email tool writes the message to your agent for Western Australia, quoting your rights. Keep dated photos and a record you can use at the end of your lease.
The email tool is free. The $29 Tenancy Pass adds your condition report and dated record for the whole lease, incl. GST, with a 14-day money-back guarantee.
What your email should say
- Under the Residential Tenancies Act 1987 (WA), you must keep the premises in a reasonable state of repair and fix this within a reasonable time.
- If it is not done, I will serve a Notice to lessor of breach of agreement (Form 23) and may apply to the Magistrates Court for a repair order and a rent reduction.
