Getting repairs done in Queensland: renters' rights
The owner must keep the home fit to live in and in good repair.
Your rights in plain English
- Report it in writing as soon as possible. Don't arrange routine repairs yourself without written permission.
- If it's not fixed in a reasonable time: serve a Notice to remedy breach (RTA Form 11, at least 7 days), then ask for free RTA dispute resolution (Form 16), then apply to QCAT for a repair order.
- Keep paying your rent. Only QCAT can reduce it.
Put it in writing, with your rights spelled out
Our free email tool writes the message to your agent for Queensland, quoting your rights. Keep dated photos and a record you can use at the end of your lease.
The email tool is free. The $29 Tenancy Pass adds your condition report and dated record for the whole lease, incl. GST, with a 14-day money-back guarantee.
What your email should say
- Under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld), you must keep the premises fit to live in and in good repair.
- Please carry out this repair within a reasonable time. If it is not done, I will serve a Notice to remedy breach (Form 11), seek RTA dispute resolution and, if necessary, apply to QCAT for a repair order.
