Your bond rights in Tasmania
The bond can't be more than 4 weeks' rent, and it can't be increased during the tenancy.
Your rights in plain English
- It's held by the Rental Deposit Authority (MyBond). If you rent through an agent, they must lodge it within 10 working days. If you rent privately, pay it into MyBond, not to the owner.
- At the end, the owner or agent claims in MyBond within 3 working days of getting the keys back. You then have 10 days to approve or dispute.
- You're entitled to the full bond if the home is in the same condition, apart from fair wear and tear.
- Disputes are decided by the Residential Tenancy Commissioner, and either side can appeal to the Magistrates Court within 7 days.
Put it in writing, with your rights spelled out
Our free email tool writes the message to your agent for Tasmania, quoting your rights. Keep dated photos and a record you can use at the end of your lease.
The email tool is free. The $29 Tenancy Pass adds your condition report and dated record for the whole lease, incl. GST, with a 14-day money-back guarantee.
What your email should say
- Under the Residential Tenancy Act 1997 (Tas), I am entitled to the full bond if the premises are in the same condition, apart from fair wear and tear.
- I do not agree to any deduction that is not itemised and supported by evidence. If we cannot agree, I will dispute the claim with the Residential Tenancy Commissioner.
