Your bond rights in Queensland
Total bond can't be more than 4 weeks' rent, and that includes any 'pet bond'.
Your rights in plain English
- You must get a receipt, and it must be lodged with the RTA within 10 days. The RTA then sends you an acknowledgement.
- To get it back, apply through RTA Web Services or on a paper Form 4. Agreed refunds are usually paid within 3 business days.
- You're not responsible for fair wear and tear. A claim against your bond must be backed by evidence.
- If there's a claim you disagree with, lodge a dispute (Form 16) within 14 days. Unresolved disputes go to QCAT.
Put it in writing, with your rights spelled out
Our free email tool writes the message to your agent for Queensland, quoting your rights. Keep dated photos and a record you can use at the end of your lease.
The email tool is free. The $29 Tenancy Pass adds your condition report and dated record for the whole lease, incl. GST, with a 14-day money-back guarantee.
What your email should say
- Under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld), I am not responsible for fair wear and tear, and any claim against my bond must be supported by evidence.
- I do not agree to any deduction that is not itemised and supported by evidence. If we cannot agree, I will lodge a dispute with the RTA and, if necessary, QCAT.
